EMAIL SUPPORT WITHOUT THE MANUAL

 

In an effort to always try to give students what they are looking for, I recently launched my ‘unlimited email only support packages’

 Basically, this comprises of a series of differently priced packages that provide email support to anyone who feels that they would like my unlimited email support.

  The packages are time-based and you simply pay for a set period of time for my support.

 I have found it to be very helpful to those who feel that they do not need, or cannot maybe stretch their budget to my other services.

Whatever the reason, the feedback that I have had from my subscribers has been that it is a valuable service for them to have ‘on tap’

 ‘What type of queries do you get, and what support do people ask for?’

 As you can probably imagine – the types of support issues are endless. I just basically set out to give good solid honest advice and support top anyone who wants help on the issues that my system and services embrace.

  To illustrate the value of this service – as I have been writing this piece, an email support request from one of my subscribers has appeared in my in-box!

 Here is a selection of the typical type of emails that I have received recently

 1. "Greg, I'm thinking of writing to all the Estate Agents around my area with a very specific proposal (maybe throw in I only buy at 35% BMV minimum) that for any person looking for a fast sale they'd pass to me for a finders fee (if completed). What are your views on this and any advice for me?".

 2. "Greg, I was talking to a local Estate Agent the other day about a house they were going to market. It has just been repossessed and needs a lot of work, including a new flat roof. All of which I could easily do myself (<£11k). The Estate Agent thinks it would go on sale for around £80,000 in its current state but he said he is waiting for a proper survey and it all depends on what the Mortgage Co need to cover their costs. He said he would have a price in approx 3 weeks.

Do you think it is worth looking at considering that local houses are going for anything between £143k (April 07) to £155k (June 08) (11 houses). Apparently it should rent for just over £600/month".

 3. "Hi Greg, Just wondered whether you could give me some advice?

I have now been doing the marketing for pretty much twelve months and am about to complete on my 7th deal!! So really happy with the way things have gone. However in the current climate I really want to ramp things up over the next 2 years in terms of

 marketing and buying properties I am setting my self a target of 20 properties next year and am trying to decide how best to generate more leads. At the moment I have an area of 15,000 properties and am carrying out all my marketing with great success.

 I have looked at expanding the number of properties I hit but its not really possible without going outside of my area of operation which I don’t want to do. I Have considered newspaper adverts but would come up against ‘******’ company that may beat me on price as they are still paying 75% Open Market Value.

Just wondered if you think 20 properties is realistic and what you would do to increase leads – given that I  have a limited advertising budget.

Any advice would be greatly appreciated"

 4. Hi Greg, I have just had the offer we discussed on Tuesday accepted for 45k! My very first (hopefully of many more) deal! As you are fully aware all my research tells me that it is worth 75k comfortable (thanks for looking at my price research too!). Is it a good idea to share my price research with the valuation surveyor? (he’s calling at 9am tomorrow by the way) I’m sure that you said it is but wanted to be sure. Fingers crossed for me tomorrow – but then again I should be fine with a 45k purchase where next door sold for 90k 15 months ago!

 These are all typical questions that I receive from newcomers into this business who value the help and advice that I give them. It would have been invaluable to me when I first started in this business – but (as I keep explaining!) it wasn’t there!
